Situated on a long stretch of beach ideal for sunbathing and swimming, this comfortable hotel built in traditional Mexican architecture offers amazing views of the Caribbean Sea and Nichupte Lagoon. There are public transportation links only 50 m from the hotel. In the vicinity, there is a plethora of shops, restaurants, bars, pubs, cafés and a bustling nightlife. The airport is 15 km away, Playa del Carmen is 65 km away, whilst the Riviera Maya is 95 km from the hotel. We are advised by the ABC Medical Center in the prevention, hygiene, and disinfection protocols of our facilities.

The food its delicious, the hotel its great and clean, the activities and games at the pool with Jonatan and Alexander are a 10 out of 10.
The Best Experience
One of the best spa experiences I’ve ever had! We visited Miiluma Spa inside Fiesta Americana Condesa and loved every part of it.
We started with an hour in the spa enjoying the sauna, steam room, and jacuzzi. Sarahi was so attentive and kept checking in to make sure we had everything we needed, from robes to anything else we could possibly need.
After that, we had a 50-minute couples massage right by the beach, and it was AMAZING. Brenda and Erika were wonderful and made the whole experience so relaxing and special.
Even the check-in process was great—David was friendly, welcoming, and made everything super easy from the beginning. Everyone made us feel so well taken care of.
Definitely one of the highlights of our trip and an experience I would absolutely recommend! We left feeling completely relaxed and already wishing we could do it all over again. ❤️
Pool time!!
Carlos and Johnathan are the ENERGY at the pool area! They are so sweet and keep the energy flowing all day long!!! Highly recommend + playing the games was so fun!!!!
5-time Guests
My wife and I just returned from our most recent stay at the Fiesta Americana Condesa Cancun All Inclusive resort, staying there August 23-29, 2026. This was our 5th time staying at the FACC, though we are not members of their vacation club.
We love the size of this resort, it is not too big and not too small. We had a 2nd floor partial ocean view room, which, while not ocean front, did provide a very nice view of the pools, ocean and sunrise.
The resort is very clean throughout, and the beach is very clean, with very little trash. There is an upper, more quiet pool, and a lower pool with swim-up bar and activities that you can participate in throughout the day. The entertainment team members are a lot of fun, encourage guests to participate in the activities, but do not pressure you.
Some of our favorite food items were chiaquilas, dragon fruit, and french toast at the breakfast buffet restaurant, the shrimp tacos and fish tacos at La Cevicheria for lunch, and the Pizza Condesa at the brick oven pizza stand next to the upper pool. At the el Mexicano restaurant we enjoyed the watermelon salad, tortilla soup, and the beef filet. At the Rosato italian restaurant we enjoyed the caprese salad, tuscany soup, and the baked salmon. At the Brazilian restaurant we especially enjoyed the bison and ribeye.
There was a circus/magic show at the theater one night during our stay, and a fire show on the pool deck on another night. Other nights there is usually a DJ or karaoke in the lobby bar in the evening.
The employees at the FACC are all extremely friendly and do all that they can to make your vacation special. A few of the employees that stood out to us were Alexander, Carlos, Sinai, Diana and Jonathan from the entertainment team, who each got to know us by name, getting to know us personally, plus bartenders Pedro and Gabriel at the pool bar, hostesses Nayeli and Magda at the breakfast buffet, Juan Carlos and Rachel at the gift shop coffee station, the lady at the gift shop ice cream station (sorry, I did not get her name, but she was there 5 of the 6 nights of our stay), and Lobby bar waitress Yoana.
We will definitely be back!

I had a great vacation with my family here! My room was good, the staff was great, and my drinks were delicious. I had a great experience with Carlos, Nestor, Sinai, y Ana! They helped me make nice bracelets 🫶🏻
