Located directly beside the beach, within a tropical garden, this hotel is a 3-minute drive from Pok-ta-Pok Golf course, in northern Cancún. The beach opposite the hotel is popular for snorkelling and swimming. Countless shopping venues, nightclubs, bars and restaurants can be reached within a few minutes. The central location allows guests the opportunity to comfortably view the archaeological Maya ruins. By car, Cancún city centre is just a 5-minute drive away, and the airport 12 minutes away.
Due to the surrounding area and the number of steps around the hotel, it may not be suitable for those with mobility difficulties.
Nice location, great pool and restaurant, nice grounds and beach - all that’s outdoors was great. But indoors not so much. It felt tired, old, in need of renovations.
A good property if you want to stay away from the high-rise "tred-mill".

I stayed here for 3 nights on my return from Mexico City. The first night, my premium room was facing the road and I was not able to sleep due to a stream of loud traffic throughout the night.
Thankfully, I was given a different room the following day. This was more modern, better equipped and quieter. It was a nice room, in a good position, with well-kept gardens.
Unfortunately, some of the staff - the ones around the pool and beach front area - were really rude and intimidating and ruined my time here. They were actually hideous.
Some of the men at front of house reception/ baggage were much kinder and that is why I have not a one star review, otherwise no stars.
Furthermore, the security at the complex gate were uniquely unkind and unpleasant and even stopped me from leaving whilst in the taxi after I’d checked out, because they suggested I might be splitting without paying the bill. I was not and had paid the bill in full.
During my first week in Cancun, I stayed in a very lively all-inclusive resort hotel for 8 nights: it was a 1000 percent better than this place and a pleasure to be there. The staff were all professional and affable. The staff at ‘Kin Hell Villas are the opposite of this.
My advice dear fellow consumer: Caveat emptor - buyer beware! There are much nicer establishments than this, so think carefully before you book and do your homework.
The resort is actually boring (but the near by beach is lovely- but wait and see what happens to you when you get on one of their sunbeds…even though you’re staying there!)
There’s one over-priced bar on site, in which you are a captive audience…no entertainment. To be fair, if you like self-catering, some of the accommodation is quite good: though very expensive for what it is: and my first room was basic and very dated.
However, what really needs replacing with utmost urgency is the staff, rather than any fixture and fittings. They are well past their sell by dates!
In short, this is not hasta la vista, it’s a goodbye never to return baby!
Front desk staff were super friendly and helpful. The one bedroom suite was spacious, clean and had everything we could need for our 5 night stay. Bed was comfy and shower pressure was great. The pool was great. The buffet breakfast was basic, repetitive for the few times we ate there. We tried the restaurant twice. Both were average meals. The Pina Colada was AMAZING. The star of the show is that beautiful beach! The sand is so soft and always could find a hut no matter what time we went. The overall experience was a great one! The grounds are kept super clean, staff are all super friendly, the room was great and the beach and sunset was one to remember. I definitely would come back here.
This place needs some renovating but the gardens were beautifully kept. The beach is good, no sargassum. I enjoyed the restaurant, but breakfast was a let down and over priced. In all the place is comfortable for a short stay and as all the buildings are small it seems much more spacious andrelaxing than the towering hotel blocks around it that look so depressing
