They are the ultimate home away from home, as they come complete with one, two, three or four bedroom configurations, separate living and dining space as well as full kitchen facilities. The wellness centre focuses on Thai wellness treatments using the methodology taught at the world famous Wat Pho Temple in Bangkok. Additional facilities include a children's club and fitness center as well.

Had a 3 bed with pool ( room 14).loads of maintenance issues, blocked drains, dirty worktops, bathrooms, rodents in the kitchen Facilities no second pool and restaurant, no gym, no shuttle bus, beach is a no go. Plus point staff were fantastic
Could be nice after massive renovations complete. Should be closed while this happens and not be allowed to take booking
Thoroughly disappointing holiday experience. It was basically timeshare villas where massive renovation was required, we would not call it a hotel complex in any way. The whole place had rubbish piled up and communal areas were either in a state of dis-repair or closed. Bears absolutely no resemblance to the photos on the website.
On arrival the communal reception area had no lights, was filthy with empty fish ponds and ripped furniture and no complementary drink on arrival. As soon as we saw that we knew what the experience would be like.
Door locks didn't work, curtains ripped, frayed towels, blocked sink, kitchen units rotten, leaking air con unit, tiny unkempt beach with no beach furniture, no cushions on the pool furniture, main bar / restaurant shut, breakfast buffet (if you can call it that) very underwhelming.
Stay away from this hotel
The condition of this hotel are not 5 stars. Fault advertisement do not believe the photos from the theirs website. The room condition is terrible. Don't give refund even thought they did faulty advertise. They are like a scam! Cos they know that the hotel should not be operating in this current conditions.
This property should be flagged until further notice.
All third party travel sites should consider removing Kanda Koh Samui from their roster. We prepared a 12/31/25 stay here. Upon arrival we learned quickly that the property has been neglected. Trash piled up near entrance, staffer told us that the pool was being filled in our villa before we could see it. That was a lie. Pool was not filled for our villa. In fact, once we checked in we found the pool with about four inches of water, a leaking toilet, a leak around a sink while the same sink did not drain. Two AC units not working well and no light in a shower. Bad all around. We requested a refund through Expedia and shared some photos of the condition of the property with Expedia. Refunded immediately. If it hadn’t been for Expedia responsiveness and some quick foot work on my part we would have spent our New Year’s Eve in this place. I expressed to the lead staffer, Bruce, and Expedia that the false advertising done by Kanda should cease before someone takes legal action-if it hasn’t begun already. I recommend that you steer way clear of this property. Koh Samui has significantly better options for you.

We have stayed here many times and originally this was an incredible hotel. The last time we visited it was under new ownership/management and to be honest / heartbreaking. The rooms were dusty/moulding and some lighting power didn’t work. There was no one at reception the night we arrived - a cleaner let us into our room (which was full of problems) and after long travel one child ended up with asthma from the stuffy mouldy air in the villa. Was so bad that we took a walk on the beach the next morning - saw a hotel further up and asked if they had a room - we moved. Kanda has incredible villas and was once a beautiful property, excellent staff and restaurant. It felt run down, unstaffed and more like a p poorly maintained b&b. Heartbreaking ad our previous visits in earlier years had been 5star!
