Nice family run pension in a nice quiet location. Very clean accomodation. Nice food. Friendly and helpful hosts. Great value .
Well what can i say...i came to Kusadasi, Turkey for the first time 13years ago. Recommended by good friends that had stayed there previously over the years. This hotel was recommended by friends who had stayed there previously for many years. The Fortin.. must be something good because i have returned here every single year once twice and three times a year if i can. One week, two weeks, and always 3 weeks in September ! The hotel is run by three brothers Orhan, Akman and Effe and their mother is around to help. Genuine family brings the meaning of family run into business! Small family run hotel in a perfect quiet location close to centre but quiet at night. *Rooms come with double bed/twin x2 single beds with plenty furniture to store belongings, drawers, bedside table and chair. Radio and phone in every room if need wake up call or any requests from room. Bathroom comes with toilet, sink, shower area which is kept clean at all times. Airy and complete with a good size balcony with a table and chair for those chill morning's or evening's.
*Bedsheets and towels changed and replaced daily and toilet roll.
Although no entertainment in the hotel you can have great banter with all of them at any time of the day or night as it is 24hour service. If you need to know anything about the area or where to go for something or excursions they are very helpful and can assist. They will do anything to please and have happy customers who return year after year. *Food is tasty upon request, they have their own small menu at the bar area, but can also cater for others. Breakfast comes as a full Turkish. My daughter was 8 when she first came to Fortin and has returned again as a grown up and still loves their cheese toastie's ..best by far! Although I do love their tuna mayo salad on Turkish bread , mother's is the best!! sorry Effe :) If there is a drink that you would like and they don't have it they wont think twice about going out of their way to get it for you. Snacks available from the bar area 24hrs a day aswel as drink's. Good bottled beers aswel as spirits. Soft drinks served in cans and a good variety. *Always a warm welcome upon arrival and always a heartfelt farewell until the next time.
Not one bad thing to say about this Hotel at all. Fantastic hotel .. keep up all your hard work and dedication guy's !! See you in June !! I seriously can not wait :)
We deliberately didn’t want a character-less large, impersonal hotel and chose this specific little hotel as it looked quaint, Turkish and authentic. We were not disappointed with any aspect. It was great value for money. We went in May and although the days were 25 degrees, the nights we a bit cooler. An extra blanket sorted this out and after that we were not cold at night. The brothers who ran it were very helpful and always gave us directions to wherever we wanted to go yet weren’t intrusive. It had a laid back feel and I like the fact it was in a residential neighbourhood. There were shops nearby to buy drinks, bread and everything we needed. The hotel also had a food menu with omelettes, toasties and breakfast items for sale. The cleaner was very thorough and did a lovely job every day. The brothers who ran it were always on hand and their mum was often sat in reception, shelling peas and other authentic activities which I loved. We would stay there again if back in the area. A good, cute find with greenery and a sweet little pool. We didn’t use the pool as we were out and about every day but it looked lovely. Thanks to the lovely brothers who made our holiday perfect!
We booked the Villa Fortin as a last-minute trip to Turkey for the Europa League final in Istanbul in 2026, as it was cheaper than a return flight to Istanbul.. So, basically, we had a week's holiday and used Villa Fortin as a base for travelling. My son and I had room 18 at the front of the Hotel, which had two single beds and was all we needed. It was spotless, and the water in the shower was hot; everything worked just fine.. It was cleaned, and the bed and towels were changed every day. Breakfast was basic, Turkish style and set us up for the day. The Wi-Fi worked just fine in our room, as it's above the main reception. The pool looked fine and again was very clean, although we are not swimmers, so we never used it.
As has been said many times in these reviews, what makes this place special is the owner's helpfulness and friendliness. They saved us money every day with travel advice and advice on where to eat like locals, etc.
The hotel is about 20 minutes' walk to anywhere in Kusadasi except Ladies Beach, which is a 40 min walk . Local buses are a 2 min walk, and the main bus terminal is 18 mins walk. We walked and timed them all!! Had a great time here and an even better one watching Aston Villa win in Istanbul, which is an 8-hour coach and bus ride away . Would I do it again? Oh, yes! I booked this hotel as a base before travelling onward to Izmir and then up to Istanbul for a few days. I reserved it through onthebeach.co.uk and, despite not usually booking 2-star accommodation, I was genuinely delighted that I did.
What truly makes this hotel exceptional is the staff. I have travelled extensively and stayed in many 4 and 5-star hotels around the world, yet the level of care, kindness, and genuine hospitality shown here was among the very best I have ever experienced.
We arrived close to midnight after an almost two-hour coach transfer from Izmir Airport. Although we had booked for seven nights, I explained to the staff that we would be away for two days while visiting Istanbul for the football. We were unsure how we were going to get to Izmir, as taxis were proving expensive at around £50. The staff immediately stepped in and assured us they would gather all the information we needed by breakfast the next morning.
As it was the hotel’s first week open for the season, they kindly allowed us to choose our room. We selected Room 18 because it had the strongest WiFi signal, a lovely corner balcony, and overlooked the reception area at the front of the hotel.
The room itself was clean, comfortable, and perfectly functional, with plenty of storage space for two people and twin beds. The bathroom was spotless, and towels were changed daily. Yes, the décor is a little dated, but everything was well maintained and exactly what you would expect at this price point. This is a simple, honest hotel — there’s no TV or kettle — but that is reflected fairly in the cost and did not detract from our stay at all.
One gesture that particularly stood out was when the hotel manager sourced an extension lead for us so we could charge and use our medical equipment conveniently between the beds. That level of thoughtfulness meant a great deal to us.
True to their word, at breakfast the following morning the staff provided us with detailed information for our onward journey: bus prices, directions to the station, and advice on where to go. The bus station itself is only around an 18-minute walk away, and one member of staff even offered to take me there on his motorbike if needed.
Breakfast was simple but fresh and enjoyable — a selection of salami, cheeses, bread, boiled eggs, salad, jams, honey, along with tea and coffee — more than enough to start the day well. The pool area was also clean and well maintained, with plenty of sunbeds, tables, and chairs available. The hotel is conveniently located near numerous shops and restaurants and is around a 20-minute walk from the marina and seafront.
Above everything else, it is the people here who make this hotel unforgettable. Their warmth, generosity, and willingness to help went far beyond expectations. They made us feel genuinely welcome from the moment we arrived until the day we left.
