Some places are not meant to be explained, but felt. El Terreno is one of them. A neighbourhood with an unmistakable magnetism, set between the Mediterranean Sea and an ancient pine forest, that once served as a summer retreat for aristocrats, bourgeois families and Europe’s creative bohemia. Today, El Terreno is reclaiming its essence as a vibrant, local and creative neighbourhood. And Terreno Barrio Hotel was born to embody exactly that: the neighbourhood, turned into a hotel.
The project unfolds across two buildings, each with its own soul. The historic building is a tribute to the original Terreno. Its renovation respects the architecture of David Oliver while introducing a contemporary layer through Hughet ceramic floors, custom furniture by La Pecera and a bespoke bar designed by Dos Monos. A space full of character, where tradition and modernity coexist naturally, with views over the Bellver forest and the everyday life of the neighbourhood.
The new building is conceived as a wellness retreat. Natural wood, generous light and architecture designed to slow things down. It features rooms with private balconies, artwork by Albert Piña and handcrafted elements by La Fiore, as well as spaces made to linger: a café open to the neighbourhood, green areas, a pop-up gallery, cinema, swimming pool and social spaces. A building created to add value and become a new source of pride for El Terreno.
Terreno Barrio Hotel offers 41 rooms designed as temporary homes. Spaces where guests feel like locals rather than visitors, shaped by noble materials, Mediterranean references and pieces crafted by local artisans.
Speaking about “barrio” only makes sense when you truly build community. Circularity lies at the heart of the project: conscious decisions, local collaborations and a way of doing things that places people, place and planet at the centre. Terreno is not just a place to stay, it’s a way of being.
Due to the surrounding area and the number of steps around the hotel, it may not be suitable for those with mobility difficulties.

Amazing hotel from the moment you step in: the decor is tasteful and the smell delightful. The rooms themselves are very stylish and extremely well appointed. The amenities are fab: rooftop bar (my compliments to the mixologist for his lovely cocktail), the spa and rooftop pool with comfortable loungers. Breakfast is « à la carte » and plentiful. Sadly, my husband was unwell during our stay but thankfully the staff were understanding and helped as much as they could. The continued use of all the facilities even after check out was a blessing as he could relax in the shade on one of the pool loungers. A special mention to Martina for her superb customer service skills!
We’ve been to Palma many times but this was a new part to explore. It’s 10/15 mins on the bus to the centre or about 6/7 euros in a taxi. In fact we walked back from town a couple of times and it’s a lovely walk along the marina. El Terreno is shabby chic and definitely up and coming. We found some nice bars and restaurants nearby but Santa Catalina is also walkable. You can also take the bus to some small resorts out of town which is a bonus. Bellver Castle and the Joan Miro gallery worth a visit. Hotel is new and funky. Staff are really lovely. Rooms are very comfortable. Breakfast superb. Loved it.
This hotel is a 5 star experience. From when you arrive until when you leave you are truly looked after and nothing is to much trouble for the wonderfully polite and friendly staff. The room was excellent with very comfortable bed . Breakfast was just perfect and worth every penny ! The Bar, waiters and waitress staff were lovely . I wanted to highlight how friendly and professional all the staff were on my stay . They enjoyed conversation and I felt they wanted to talk and were not rushed or were just being polite ,Doing a job !. Truly a lovely experience and I would definitely return when I can. Thank You so so much Terreno Team You are a real credit to your profession and your employer should be very proud of a great team they have produced . Paul.
From the moment you walk into this hotel you feel chilled and calm. The smell in the reception is amazing. 🤩…. Staff are very friendly and knowledgeable. We stayed in the old building of the hotel. Room 306 with a lovely terrace. There is a modern building with roof top pool, spa, gym inside pool and treatment rooms. Our building had roof top bar and downstairs restaurant Thoughtful touches throughout our room. Gorgeous Majorcan toiletries and lovely white fluffy towels and kimonos . Absolutely loved the vibe and throughly recommended. 😍😍😍
We enjoyed a lovely couple of nights in this relatively new hotel. The staff were all very friendly, from the welcome drink at checkin to the sunset cocktails at the rooftop bar. The room was very comfortable and cleverly designed. The location was great for the marina or a nice walk to the old town. Breakfast was a little disorganised on the first morning but much better on the second. All in all, a great stay and would definitely return.
