The beautiful hotel is situated 250 m from the beach and 2 km from Kos town. The hotel is small and cosy with a very friendly atmosphere. The hotel has 30 lovely and comfortable rooms. It is the perfect place to spend some time with friends. It is aimed at all types of people seeking relaxing holidays in a friendly and clean environment,with a budget holiday. The hotel offers basic accommodation facilities with spacious and cosy rooms. The hotel offers to its guests to use of a bar, TV room and safety deposit boxes. All rooms are bright and clean.The guests of the hotel may take advantage of the outdoor swimming pool. It is the best place to relax on a reasonable price.
Due to the surrounding area and the number of steps around the hotel, it may not be suitable for those with mobility difficulties.
We first visited in Sept 2025 and loved our week at this small family owned hotel. So much so that we booked to return in June 2026. First time we stayed in the older block where the rooms were extremely clean but a little basic. Second time we upgraded our room as we were not disappointed. Beautifully modern and clean with such comfy beds and proper duvets!!! Stunning modern bathrooms and aircon in bedroom.
Pool area is large with plenty of beds to choose from. Food and drinks at the pool bar are so reasonable in price and all meals have been delicious!
Personally we loved the cats around the pool and they were always well behaved!
We love the location of the hotel off the main road into Kos Town (approx 30 min walk and then 8 euros in a taxi back)
Lovely selection of restaurants situated on the beach approx 5 min walk away.
You can see why people return year after year. We will be back and thankyou again for a wonderful stay!
This hotel is looks really nice as you enter reception,rooms a bloody nightmare!!.Hot water a no go ,breakfast not very good would I recommend you to come and stay .Not if you can help it or are willing to put up with it all the years I've visited Kos this is the worst Basic room I've had.Its clean but there's alot to be desired. Breakfast is included but if you want toast be prepared to wait 20 to 40mins,they even have a chair to sit on !!while your waiting. Am here for night s feel really sorry for those staying more,we are trying to get moved so fingers crossed we do and also get our tax per night back You dont come on holiday for all this stress you cone to testers.
Yes, the rooms in the main block are a little dated, but clean and comfortable. No tea making facilities in the room, so if you like an early morning cuppa, bring a travel kettle, cups and tea or coffee, there is a fridge in the room. We had a problem with the shower, reported to reception and fixed later the same day. Pool is deep with no shallow end. Lots of sunbeds at all times of day, but may be worse in high season.
First impressions good the reception area looked new and the breakfast area to the left of the reception also looked new and very clean. The breakfast served was continental it was bread cheese ham and various meats jams different spreads cereal boiled eggs so overall very good. We had chosen a room overlooking the pool area it was a studio, typically Greek style spacious plenty of room,beds very hard but if you ask they will put toppers which is much better. The beds are changed every few days and the towels very day if you want. The bathroom omg very dated with bath and hand held shower not ideal but at least the water is very hot. Now for the big let down the pool area, plenty of sunbeds but the mattresses were dirty and grubby so you need to make sure you have towels to cover them completely, tiles around the pool cracked broken or loose the grass is growing between the tiles the grass is not great rubbish laying about for days, there is no one manning the pool and the pool is very deep not suitable for children. The worst part about the pool area was the cats I counted 7 and they lay on the sunbeds scratching it was disgusting and the owners do not bother,it is the same the bar area if you are eating they are begging food and climbing up. We found the owners did not make an effort with the guests unless you were returning guests then you stand at the end of the bar day and night smoking. The location of the iris hotel is good it is within walking distance to lovely restaurants on the beach front and Bam Bams supermarket close by. This hotel could be good if the owners got the pool area sorted and addressed the issue of the cats cause many of them said they would not return and we feel the same.
We stayed for a total of 7 nights. If you are looking for a basic hotel, close to the beach then this is perfect. Please note, do not stay here if you don’t like cats or have allergies. The cats here are friendly but it’s advised not to touch or feed them. Kos town is around 30 mins walk from the hotel and an extra 5-10 mins into the old town. Beach front is 5 mins walk with local restaurants and shops close by.
We booked the upgraded room. We have overheard some couples complain regarding the standard rooms but you pay for what you get and it is detailed when booking - we booked through TUI and we always do our research before we book. We had an issue with the air-con when we arrived but this was quickly resolved for us. If you forget to bring a hairdryer then the staff will kindly let you borrow one, free of charge. There is a tax charge which is normal for most countries you visit. The air con is also charged per night but you pay this upon checking in. The breakfast is very basic - no hot food except for toast as it’s a continental breakfast (served in the reception area)
Pool area is clean/ basic with a small bar serving food and drinks. ( good selection) The hotel is mainly run by 2/3 members of staff all day - nobody sits on the reception for most of the day so you will only find the staff by the pool bar. Staff are friendly.
This is our first time is KOS but we wouldn’t stay here again as we would stay more into the centre next time as we used the scooters quite a lot to get back and forth and we have mostly been by the beach. (Theodorou beach)
