The beautiful hotel is situated 250 m from the beach and 2 km from Kos town. The hotel is small and cosy with a very friendly atmosphere. The hotel has 30 lovely and comfortable rooms. It is the perfect place to spend some time with friends. It is aimed at all types of people seeking relaxing holidays in a friendly and clean environment,with a budget holiday. The hotel offers basic accommodation facilities with spacious and cosy rooms. The hotel offers to its guests to use of a bar, TV room and safety deposit boxes. All rooms are bright and clean.The guests of the hotel may take advantage of the outdoor swimming pool. It is the best place to relax on a reasonable price.

Horrific outdated dump
We’d passed this hotel last year when staying further up the hill. So we thought we’d give it a go. It was going to be the first time we hadn’t gone all inclusive because we’ve found ourselves eating out more and enjoying Kos town rather than just stay in the hotel. Upon arrival there was no polite greeting. We were simply informed about the room tax which we knew about anyway. That paid, he then said what about aircon? Are you paying for that?
This was something I didn’t know about and hadn’t seen any mention of it when booking via the tui app.
We were taken to the room. What we soon found out to be the infamous room 207 ( check other reviews)
He simply pushed my partners case through the door and rushed off.
Stunned and disgusted is somewhat closed to what we found.
It was the early hours, let’s sort tomorrow.
Then it was time to get a shower. The missis went first, when I went in it looked like she’d hosed the full bathroom down. I asked what had gone on. She pointed out there was no bracket for the shower so she had to hold the shower while she washed herself.
I had to do the same. The toilet roll looked like it’s been dropped in a bath and put back on the holder.
We worked out it was better to hold the shower while each other showered.
The toilet seat was loose and broken, the grate in the showers moved as it wasn’t fastened down. Another cut foot courtesy of room 207.
The entire bathroom was bodged in every manner possible.
The next day after our morning shower I confronted the staff ( one of three brothers for this to be rectified.
By day three, we’d had nothing done, shower fixed, towels swapped room cleaned etc despite there being cleaners in the hallways every day.
Enough was enough. I told the same member of staff to get it sorted or we wanted another room.
His reply was well there’s no other rooms.
They did insert a bracket between the shower head and the hose and mount a mating bracket on the wall. This at least meant we didn’t have to hold the shower for each other. But the idiot who changed it clearly didn’t know what an o ring was or even checked to see it was working as it now flew out of the connections. Still drenching the entire bathroom. Day five we got some fresh towels. Day six tui finally offered another room for our last night.
It’s a hotel of two halves. The lower floor had been refurbished and looked lovely. The top floor was in danger of being condemned but both the hotel and tho seem happy to send people to this abortion of an hotel.
Talking to people we’d paid nearly double what they’d paid and still was on the floor from hell.
Avoid like the plague.
Fantastic holiday again
Another brilliant holiday at the Iris Hotel, our room 108 was perfect, we did psy extra for a refurbished room but well worth, the breakfast is col meats,cheese eggs, cereal, bread jam & yogurt. Pool bar food for lunch lovely and great price. Greece night not to be missed lots of fun & laughter. Steak night beautiful. This hotel is a 3 star which is great for the price. Location is about 30 minutes walk into Kos town where there are lots of restaurants & bars. 2mins to local supermarket selling everything you need.beach 3 mins away. There are 4 localrestaurants 3 minutes away serving great food. Our room was cleaned every day except Sunday bedding & towels changed every other day. Reception and bars staff could not do enough for you always with a smile. Planning to return again. Fantastic holiday .

Like many recent reviewers, we booked this months ago only paying attention to the many excellent reviews. I had a quick look again a week before we were due to travel and was thoroughly shocked. My husband said, let's just wait and see. Seeing was definitely believing the poor reviews.....
....no welcome, no eye contact on arrival; this to my mind is always a good indication as to what to expect thereafter. We thought we'd try upgrading upon seeing the room on the 2nd floor, but no manager was available. We decided to have a drink at the bar and wait. It was getting late and we were in need of a shower and food and gave up, deciding to make do....dreadful decision!
I could repeat everything other more recent reviewers have written and taken photos. There seems a clear split between those people staying in the more recently refurbished part of the building and those staying in the very old rooms where we were....
....Our room was nowhere as bad as some seen on those photos. However, whilst it looked clean at first glance, the whole place needed a deep clean. The towels and bed linen were long past being what we'd call white! I very much doubt the sink, toilet, shower area, doors, walls, etc has seen a good scrub for many years. There was a back stairwell that had spillage when we arrived, which was still there when we left! The young men cleaning our rooms looked absolutely miserable, possibly terrified we might complain to them directly. I doubt they were paid well and no-one seemed to be supervising there work. I certainly don't blame them. The owners appear not to care about their business, with the exception of those paying for upgrades. Signs about everyone being 'friends here' was a joke!
Breakfast was laughable...many of us shared the humour of what was considered a continental breakfast. My bring gluten and dairy intolerant meant I have a boiled egg for my breakfast that first morning, no fruit, which was expected. I'm used to sorting myself out in some Greek Islands, that's fine, but people were complaining about the quality of the bread, the ageing toaster, the few cold meats, big tub of plain yoghurt and 1 type of cheeses available, none of which was kept cold! One morning a lady tackled the owners wife....no yoghurt and no eggs. She told her there's a shop over the road. The poor chap responsible for breakfast looked like he was carrying the weight of the world on his shoulders!
What can these business people be thinking. It's just dreadful. We will be speaking to our tour operator...this so called hotel should not operate as it is at present, unless certain measures are taken to care for the building that isn't up to standard for those paying good money

Quite funny reading the 5 star reviews, these are possibly written by 'regulars', friends of the family who own the Iris..strange how they don't mention the glaring obvious Dangerous faults..the poolside safety, the broken tiles, the pool which unmarked depth is around 3m,..which is nearest to the CONCRETE kids pool/inflatable storage or the 'Compulsory' outdoor shower accessed through the garden/jungle/broken sunbeds.. don't slip on the slime in the base. Or they fail to mention the cracked food containers at breakfast, or fly challenge as i called it ..or the plastic serving spoons held together with Celotape?? or the chipped cups. But ah well the family are lovely who own it..oh but don't complain though (you'd have to join the queue)...treatment of you goes down a notch, almost to the point that you feel invisible. And as for the upgraded lovely squeaky clean showcase rooms..yes you can have one..if your face fits, or if the you're a 'regular' or if your a couple...Curse me for being a widow.

Worst hotel experience ever
Booked this through TUI and they new that I was blind and needed assistance and accessible room this wasn’t past over to the hotel this hotel isn’t very good if you have needs to be met and TUI should of been advised of this no lift to upper levels. The rooms are very dated and cleanliness isn’t all that the bed sheet had a slit in it on our arrival beds was very uncomfortable and the so called clean towels were dirty with holes in and shabby, around the pool area garden isn’t maintained either and uneven slabs near bar area. Breakfast was continental and most mornings there wasn’t much choice by 8.30am when breakfast started at 7.30am, the breakfast juice was very watered down and apple was out of order all holiday
