Dimitra Beach Hotel & Suites has renovated all its public areas and rooms 2015-2019 to now be a cozy and modern hotel. In approximately 70.000 m2 of land, covered with marvelous gardens, the Resort consists of the main building, the annex building that features the Club Suites and 5 more blocks of bungalows near the private beach.

If everything went fine, this would be a 3 maybe 4 rated hotel from me, but the management was so disappointing that they don’t deserve more than a 1, more about that in the end. First off the general hotel is clean, looks decently nice and the staff is nice. But only nice not up to the standard of a 5* hotel. There feels like there is a lack of functionality in the design. The rooms feel so odd, no dedicated closet, it feels a bit cramped, specially the toilet, which is jammed between the wall and the shower, to an extent of if you have wide shoulders you will barely fit. And the drying rack which on a hotel with it’s own beach is simply unacceptable. And everything in the rooms feels a bit tired and old like it hasn’t been changed in 10-15 years. The rooms also don’t seem to be fully properly sound dampened, specially the front door, through which you can easily hear the outside. And the “blackout” curtains don’t actually do their job well, they dampen the light coming though but not enough for a person that has trouble sleeping in not perfect darkness. And for some reason the breaker box has a breaker that has a bright red light on it and a semi transparent door meaning it makes a lot of light making good sleep hard. And the placements of the light switches make no sense, just at the front door and nowhere else meaning you have to get up, turn on the bedside lamp, turn off the main light at the entrance and turn off the bedside lamp, like how was this designed? Then we come to the food which was ok, ok vegetarian selection but nothing amazing. Another big gripe was the lack of proper shade anywhere in the facility. During mid day when you want to avoid the sin, literally the only place where you can do that is the reception or your room, everywhere else no shadow or not proper shadow. Why? Who designed it this way, in Greece on Kos where there is a lot of sun all year round! The hotel also seems to be understaffed, like the employees are working double effort. And lastly the problem that made it a 1*. My first full day in the afternoon on the beach I was just laying there and then I got hit in the head with the neighbors sun umbrella, that was provided by the hotel and was supposed to be safely butried and placed on the beach, which is the hotels property and their responsibility hit me in the head giving me a huge bump and cut me some. I was lucky to escape without any internal head injuries. The hotel did call a doctor but that was about it. No apology, just an are you ok and some basic human decency. You’d think they’d take responsibility for what happened, offered at least some basic compensation a massage, room upgrade or even a taxi for a night, not even an apology. For this reason I highly recommend avoiding this hotel. As if anything happens they don’t do the right thing.
Would give it a 3.5. I would rate this hotel higher if they had been honest about their star rating. This is categorically not a 5 star as described. Things that mark it down from being a 5 star experience:
Positives:
I didn’t like the segregation of adult only areas. Pick a lane: family friendly or adult only hotel; not both. Would have loved to use the pool with the jacuzzi or the beautiful wooden veranda overlooking the sea but couldn’t as we travelled as a family. That reduces value for money for families I think.
We had a lovely holiday and enjoyed our stay but I really think the hotel needs to be honest about their rating to manage customer expectations. If I had booked expecting a 3-4 star experience I would have come away very happy.
Absolutely amazing hotel. From start to finish was exceptional. Moment we arrived we were upgraded to beach view, luggage taken to our rooms and shown around.
Staff were very friendly and welcoming and service was excellent throughout the entire stay. I would say though if you can pass this on.. member of staff working the veranda bar upper deck we’re sorry for ordering so many whiskey sours & gin & fanta lemons during our stay. 🤣 they’ll know who we are if they see this review. Food & drinks were incredible and each night different to the last.
Extremely clean. environment which was looked after all the time, rooms cleaned daily and fresh towels/beach towels always available.
Location wise was very beautiful and quite private and out the way which was nice personally. Kos Town was only 15/20 minutes on bus which stopped right outside hotel but anything you needed there was a little market next to hotel which had everything you’d need.
Entertainment on a night time was also great and created a really nice atmosphere with everyone inviting everyone to sign along and dance.
Couldn’t recommend this place enough and would love to visit again one day.
Our recent stay at Dimitra Beach Hotel & Suites was one of the most wonderful hotel experiences our family has had.
We were fortunate enough to be the very first guests to stay in the brand new Beachfront Wellness Suite, as well as also booking 2 beachfront bungalows either side, and from the moment Christopher proudly showed us around the rooms, we knew we were experiencing something very special.
The beachfront wellness suite is room 24, and what a room it is. The transformation of the suite is simply outstanding. Every detail has been carefully considered, from the stunning private pool overlooking the sea to the spectacular rooftop terrace, sauna, plunge pool, 2x coffee machines, 2x mini bars stocked twice daily, molton brown toiletries replenished daily, smart TVs and even an ice machine. The views across the Aegean with yachts, catamarans, fishing boats passing daily were absolutely breathtaking and we couldn’t have enjoyed it more. The investment that has gone into creating this room is obvious, definitely worth the upgrade - but what makes this hotel truly exceptional is its people.
From the moment we arrived in the very early hours, every member of the front-of-house team made us feel welcome. Their warmth & professionalism set the tone for what became an unforgettable holiday. Christopher introduced us to the Wellness Suite and beachfront bungalows, helping us to move our luggage. His care for guests was evident from the very beginning.
And we couldn’t write a review about this place without mentioning ‘famous’ George, who quite simply made our holiday. Every single day he greeted us with a smile, remembered exactly what we liked and somehow always seemed to be there, whether in the restaurants or around the bars, ensuring everything ran perfectly. His work ethic is there for all to see, his attention to detail was exceptional and nothing was ever too much trouble. George consistently went above and beyond to make our family feel looked after and his outstanding service was one of the biggest reasons our stay was so memorable. He is an absolute credit to the hotel and stood out as someone who made an already fantastic experience even better, no wonder he has been there for 23 years .
We would also like to recognise Valentina who looked after our suite and Bungalows every day. She and her colleague were so kind, incredibly hardworking and always made sure we had absolutely everything we needed. It was also the little thoughtful touches and their constant smiles that made all the difference .
John and Silvia in the Greek restaurant are also wonderful ambassadors for the hotel. As well as the pool/beach bar staff who worked so hard every day.
We loved the location of the hotel - 40 mins from the airport, 12 mins from Kos town in a taxi, with some of the best views due to the hotel’s positioning . It is so beautiful, and every area is maintained to an exceptionally high standard. Everywhere you look, you can see the pride that has gone into creating such a special place with gardeners and maintenance keeping it pristine .
Alot of hotels can provide luxury, but very few create memories. This place has achieved both. It is the people who transform an already beautiful hotel into somewhere unforgettable. We will definitely return. Thanks to everyone for making our stay so special.
We have been in this hotel for the 2nd summer for 2 weeks. Our favorite spot was the pool upstairs where service was provided by Cristina and Dennis. They are a fantastic team and give the best service.
