Zeus Eleva Ajul is a serene coastal resort located in Agia Paraskevi, just a 12 minute walk from Ani Beach, and surrounded by pine-covered hills and overlooking the crystal-clear Aegean Sea. This tranquil setting is ideal for guests seeking a peaceful getaway while still being within a short drive of the village and the region’s sandy beaches. Thessaloniki Airport is approximately 100 km away.
Guests can enjoy several outdoor swimming pools, unwind at the spa with a selection of wellness treatments, or stay active at the fitness centre. The main restaurant serves fresh Mediterranean and international cuisine, while the bars provide refreshing drinks and light snacks throughout the day.
Accommodation at Zeus Eleva Ajul is designed with comfort and simplicity in mind. Each room includes air conditioning, a minibar, satellite TV, free Wi-Fi, and a private balcony or terrace, many of which offer stunning sea views. Upgraded rooms and suites may feature private pools or hot tubs, providing an added touch of privacy and indulgence for a truly memorable stay.
Due to the surrounding area and the number of steps around the hotel, it may not be suitable for those with mobility difficulties.
When we booked this hotel it was advertised as a luxury 5*. Sadly, despite truly beautiful surroundings the actual experience is barely scraping that of a 3*. The few staff the hotel actually has work incredibly hard but, are overstretched. Allegedly, the original owners went bust earlier in the season & the new owners seem clueless about 5* standard. The staff are paid poorly & not surprisingly the hotel are struggling to retain them.
The food is lacking in quality & the usual Mediterranean freshness we have come to expect from this area of the world. The all inclusive package is not worth it. Lunch at the pools consists of curling cheese sandwiches, a poultry selection of fruit (if you get lucky) & the occasional slice of cake left over from the uninspiring buffet breakfast. There is no maitre de at dinner time, no drinks service for the tables (it’s a free for all) & you are lucky to find cutlery on your table.
The rooms are large & clean (we had a large villa) but under catered, meaning we had to request enough towels & bottled water for all of us every day.
The two “à la carte” restaurants on site were also nothing special. They are mostly empty (despite the app stating they are fully booked). The Greek restaurant serves nothing Greek for lunch except a single Greek salad & the Italian option was ok, if only the plates weren’t being cleared whilst you were still eating & the staff couldn’t be bothered to offer desserts.
The location is stunning & the hotel would be a fabulous get away if it was run properly. It is remote though so with the poor catering you feel trapped. We would recommend booking a taxi to the beautiful local villages for a true taste of the Mediterranean!

We had a very good stay. All inclusive service with many options available. Small gym and nice spa facilities. A great massage by Vasiliki and very kind and friendly all personnel there. Thanks for all.
The hotel was lovely. We had a 2 bedroom private villa with its own pool. The kids absolutely loved the water park and went there everyday.
The staff were amazing. So friendly and accommodating. Younes and Ionis in particular did everything they could to make our time at the hotel special.
And finally the view of the Aegean Sea from entire hotel was spectacular. Sunsets were magical.
Not the 5-Star Experience We Expected
My partner and I have recently returned from our stay at this hotel, and unfortunately our experience fell well short of the 5-star standard we were expecting.
To begin with, it's worth mentioning that during our stay the hotel introduced a policy whereby the mini bar would no longer be replenished once emptied. We had booked and paid for our holiday on the understanding that this service was included, so it was disappointing for the terms to change while we were already there.
Hotel & Rooms ⭐️⭐️⭐️⭐️
The hotel itself is modern, stylish, and exceptionally clean. The rooms are spacious, comfortable, and well maintained, while the grounds are beautifully landscaped and provide an excellent first impression. Sadly, beyond the appearance of the hotel, the overall experience did not live up to expectations.
Food & Dining ⭐️
The food was, without doubt, the biggest disappointment of our stay. The choice was extremely limited, with very little variation from one day to the next. Meals were repetitive, lacked flavour, and simply did not reflect the quality you would expect from a 5-star all-inclusive resort.
Breakfast was particularly frustrating. With hundreds of guests staying at the hotel, there was only one two-slice toaster available in the restaurant, resulting in long queues every morning. While this may seem like a minor issue, it demonstrates a lack of planning and consideration for the number of guests the hotel accommodates.
Also we could not get booked into either of 2 on site restaurants as they were fully booked even though everytime we passed there were hardly more than 8 people in.
Service ⭐️⭐️
The staff were always polite, friendly, and worked incredibly hard. However, they were clearly understaffed, which inevitably affected the level of service. Guests were not shown to tables, drinks were rarely offered, and overall the service lacked the attentiveness normally associated with a 5-star hotel. In all honesty, I have experienced better service in several 3-star hotels.
Pools & Facilities ⭐️
The swimming pools were clean and well maintained. However, the standard of supervision around the pool was concerning. On numerous occasions the lifeguards appeared distracted, often wearing earbuds, using their mobile phones, or socialising with the entertainment team rather than actively monitoring the pool. For a family resort, this was disappointing from a safety perspective.
Overall ⭐️⭐️
There is no doubt that this is an attractive hotel with excellent rooms and well-maintained grounds. Unfortunately, the positives end there. The poor and repetitive food, overcrowding, lack of organisation, inconsistent service, and reduction of advertised services significantly impacted what should have been a relaxing holiday.
Based on our experience, this resort simply does not deliver the standard expected of a 5-star hotel. We left feeling disappointed and, regrettably, would neither return nor recommend it. There are far better hotels available offering much better value and a genuine 5-star experience.
I have also noticed Management do not reply to any bad reviews.
