Theo Sunset Bay Holiday Village is ideally situated between the vibrant Paphos Harbour and the beautiful Coral Bay, offering guests the perfect blend of relaxation and adventure. This family-run hotel is just 150 meters from a sandy beach, making it an ideal spot for sunbathing and swimming.
A quick 10-minute drive will take you to Paphos, a bustling town known for its markets, shopping, and entertainment options. Whether you're in the mood for a day of sightseeing or a night out, Paphos has something for everyone.
The hotel boasts a range of facilities to ensure a comfortable and enjoyable stay. Guests can unwind in the infinity pool with hydromassage facilities or relax in the health club, which features a heated indoor pool, and sauna. For dining, the restaurants serves local specialties and international cuisine, while the Café & Pool Bar offers a wide selection of cocktails and light snacks.
Due to the surrounding area and the number of steps around the hotel, it may not be suitable for those with mobility difficulties.
We had a brilliant time! Food was great, pools nice and clean. Overall the hotel was a 4 star stay. Only thing we would say is there’s not much in the way of kids activities, HOWEVER! Olivia the holiday rep was absolutely fantastic, with limited resources she made such an effort with our children! Our youngest enjoyed her birthday during our stay and Olivia made it extra special with a cake and singing happy birthday by the pool! Bar staff were fab and so were the reception team and manger . Lovely hotel and fantastic staff The sisters who work in the bar from Bulgaria were brilliant and very friendly. Vasili the barman was a laugh a minute. The life guard was a lovely lady but scary 😂kept the place spotless and told people off for doing things wrong… ie moving the beds or drinking in the pool. The staff worked many hours but were always happy. The food choice was amazing and different most nights. The views from the hotel overlooking the bay was amazing. We had 2 lovely weeks there and would highly recommend it to anybody
Have recently returned from a lovely chilled out and relaxing week here. The staff were amazing; polite, attentive, friendly and professional and nothing seemed to be too much trouble. As a solo traveller one never felt left out or neglected which speaks volumes for the whole establishment. Food, was in my humble opinion excellent, well cooked and presented. A big thank you to the bar staff, in particular Elena, Pavel, Zoe and let's not forget Vasilli - many thanks for making it such a memorable stay. Am looking forward to my next visit.
We recently stayed at Theo Sunset Bay Hotel and overall had a good experience, but there are quite a few areas that could be improved to make it a much better stay.
One of the highlights was discovering there is a quiet pool area, which isn’t mentioned anywhere. This was ideal for us as a couple without kids, as the main pools are very busy and quite noisy with families. That’s absolutely fine if you’re travelling with children or want a livelier atmosphere, but if you’re looking to relax, the quiet pool is a great option – it just needs to be better communicated.
There were a few issues on arrival that weren’t ideal. The room was mostly clean, but there were small things like hairs and a dirty towel that had been missed. Several things in the room also didn’t work initially – the fridge, phone, and TV remote. While some of these were reported, the TV never worked for the entire stay, meaning we had no use of it at all. The fridge was also a consistent issue – it ended up freezing everything put inside it, even on the lowest setting. Both of these problems were reported to reception but were never fixed during our stay, which was disappointing.
Housekeeping could definitely be improved. While bins were emptied and towels/bedding changed, the floors didn’t appear to be properly cleaned during our stay.
The WiFi was unfortunately one of the biggest downsides. It was extremely unreliable, constantly disconnecting or failing to load anything. We had no WiFi at all in our room (805), and when it did work elsewhere, speeds were very poor (around 1.86 Mbps download and 0.43 Mbps upload). There was also little to no mobile signal in the room, which made it even more frustrating.
Food and drink pricing was inconsistent if you’re not all-inclusive. Each round of drinks varied significantly, ranging from €8 to €14, which felt unclear and unpredictable. The bar also serves food, but this wasn’t advertised well – we only found out a couple of days before leaving after speaking to another couple.
Evening entertainment was mixed. Some nights were enjoyable, but others were let down by poor performances. There is also children’s entertainment for a couple of hours in the evening, during which music is turned off in the main bar area. This would be better placed in a separate space so other guests can continue to enjoy the atmosphere.
The location is good if you’re planning to stay within the hotel, particularly for all-inclusive guests who want a quieter setting. However, if you want to explore Coral Bay or Paphos, taxis are around €20 each way and not always reliable. They often take longer than expected, which can affect plans or reservations. There’s also very little within walking distance unless you’re comfortable walking along a main road in complete darkness at night.
A few smaller points: there was no iron in the room and no information provided about laundry facilities, and the luggage room felt very insecure – it’s unmanned, unlocked, and accessible to anyone, which is concerning if you have a late departure. One food experience also stood out for the wrong reasons – a ham and cheese toastie arrived with water residue on the plate and even a random piece of spaghetti, which wasn’t very appetising.
Overall, Theo Sunset Bay Hotel is a nice place with good potential and some strong positives, but there are several small details and service inconsistencies that, if addressed, would really improve the overall guest experience.
First impressions were very nice. Brilliant sunset views! We booked this hotel as wanted sea view and a bonus of adult only pool. Well we got the sea view but the room is nothing like the photos when booking, it was like it was a work in progress. When mentioned at reception gentleman said the pictures on the website were old! I said but our room is nothing new! He said we could write a complaint if we wanted. We didn’t bother though. Couldn’t get our safe to work. Took the battery back off to discover no batteries! Had to go and get a key. Breakfast lots of different choices and nice to sit on the veranda each morning. But by our second week nearly all sunbeds were taken before breakfast! Didn’t bother with lunch but evening meals were nice again with good choice of food & sometimes different menus as a theme night. Pool - this was a big thing we booked as said adults only. That’s a lie. There were kids in there plus people playing ball, it’s not a big pool! Sun loungers - if you can get one on upper level they are wooden with cushions, but lower level (adult pool) were old loungers & no cushions but my hubby found a stash and would bring a couple up each day. Different singers each night couple of awful ones! But gave a drink take photos of the sunset and it’s ok. Overall nice hotel, only a couple of friendly staff and no adult pool as advertised. You can get a bus outside of hotel to coral bay or stay on the bus to corallia beach we was much better in our opinion. The bus cost €2 pp. To get bus to paphos you walk down other side of road to bus stop. Again cost €2 pp takes you to main bus station then about 20 min walk to paphos harbour.
