The centre of Protaras is only 4km away (20 minute walk).

The best 10 days at Livas!
We have just returned from a wonderful stay at Livas. We have always stayed in All Inclusive 4/5* properties when travelling as a family but our teenagers are now older and don't need all that AI offers so we changed our holiday this year and went half board in a smaller hotel. We honestly ended up having the best time. The staff at Livas are incredible and make you feel so welcome. From Eliana on reception, the manager and his family, Janet the waitress and Monica the chef, who made sure my coeliac husband was fully fed with delicious food all week. Couldn't fault a single member of staff.
Location was fantastic. We actually preferred being slightly outside of Protaras in Pernera. Quieter but still plenty of restaurants and bars nearby.
Hotel was literally a 2 minute walk from the beautiful Pernera beach down a walkway behind some lovely villas.
Room was clean and comfortable and had everything we could need.
Food was delicious. Eating area was tiny compared to the AI restaurants and offerings we had previously been used to but there was always plenty of choice and you could tell the food had been prepared on a much more smaller scale with the quality of each dish.
Food and snacks during the day at pool bar were also delicious and reasonably priced.
Could get a sunbed any time of the day as there were always plenty available. Guests seem to come and go rather than leaving towels on sunbeds all day unused.
We hired a car for a few days to get out and about to go a bit further afield and went to some wonderful beaches, little towns and even a Famagusta viewpoint which was fascinating.
From the hotel one day, we walked all the way along to Fig Tree Bay and just beyond, following the boardwalk. It was hot but plenty of places to stop for a swim or drink. This boardwalk was also lovely for early morning and evening walks when it was a little cooler.
Our All Inclusive days seem to be over now we have found this gem and we will definitely be returning. Highly recommend.

Absolutely one of the best holidays we have had. Love this hotel clean at all times every member of staff are helpful and so welcoming. Janet who works on the bar and restaurant was absolutely lovely in all fairness they all was fantastic beach is just off the hotel. Can't wait to come back. Thank you for the most relaxing and stress free holiday.

Livas - Brilliant!!
This is a truly wonderful place in Pernera. From the moment you arrive, to the moment you leave. Every member of staff greets you like a friend. The pool area and bar is immaculate. The food is very reasonable but also what they offer is freshly cooked and quality is great. Yana the manager is always on hand to help if needed. Reception team Iliana & Claudia are very helpful and go over and above. The team at the bar are all so friendly and welcoming. Nothing is too much trouble. The rooms are spacious and cleaned daily and nice comfortable beds. The rooms are well equipped should you want to prepare a meal. But this is Cyprus and there are too many great places to eat, including Livas. Good choice at breakfast too! Cannot fault Livas and already booked 2027!

Excellent hitel
Third time at this hotel . Just come to the end of a 3 week stay and already booked for next year. As usual the staff ,food,rooms were excellent. Exceptionally clean .pool area is the cleanest I’ve seen and you don’t have to be up early having to put towels on sunbeds We stayed bed a breakfast and the variety at breakfast is great . The staff couldn’t be more friendlier always happy and welcoming they treat you like family. They walk round the pool all day like a waiter service . Nothing is to much trouble. . Especially Janet . She is friendly funny and happy all the time . Monday night is bbq and disco night . Absolutely recommend this hotel . Easy walk along the boardwalk to protaras. Excellent location for restaurants and bars .

Great hotel but don’t get a room facing the road/bar
Honest opinion of this hotel. The hotel itself is fantastic with lovely staff. Very clean and food is good and a nice size pool. Never had issues with beds around the pool although there was your usual handful that feel they’ve got to leave towels out. Location is also very good for beaches, bars and restaurants and 30 minute walk in to protaras via the coastal board walk. Unfortunately we were given a room that faced Panis ( which is a bar that remains open until 1-2am) and is very loud. We also had an issue with the aircon only going down to 24 degrees. We did mention this to reception on several occasions but nothing was done. Our sleep wad affected as we had to sleep with the balcony door closed but the temperature in the room was very warm due to the high aircon. I would stay again and I would recommend this hotel but don’t get a room facing the bar.
