Great Location, Spacious Apartment – But the Photos Are Misleading!

The best thing about Sun Hall Beach Hotel Apartments is undoubtedly its location. Right in the heart of Larnaca, overlooking the sea, with restaurants, shops, and the beautiful promenade just steps away. The apartment itself is also surprisingly spacious.
Unfortunately, that is where the positives end.
The photos advertised online are extremely misleading and do not reflect the actual condition of the property. What we found was a tired, outdated apartment desperately in need of renovation and proper maintenance.
The balcony walls are covered in cracks and peeling paint, the bathroom fittings are damaged or poorly maintained, the furniture looks decades old, and even the kitchenware is badly scratched and worn.
The entire place gives the impression that very little has been invested in maintaining it for years.
I don't expect luxury accommodation at a reasonable price, but I do expect honesty in advertising, decent maintenance, and basic standards of comfort.
What makes this particularly disappointing is that the property has enormous potential. With such a fantastic location, beautiful sea views, and generously sized apartments, it could be a wonderful place to stay.
Instead, it feels like the owners are relying entirely on the location while neglecting the property itself.
My advice to future guests: Don't rely on the promotional photos. Look carefully at recent guest reviews and real photos before booking.

A million-dollar location, but accommodation that desperately needs attention. What a wasted opportunity!

It’s ok for a night…. If they don’t cancel your booking!
24 hr reception. I emailed a few days prior to advise we will be arriving late…we arrived 5 hrs later at 3.30am, and yes check in was open. Taxi dropped us off at wrong hotel, just be aware there are 2 hotels right next to each other pretty much. We had 2 rooms, the hotel cancelled the second room even though it was paid in full. At 3.30am, we just needed a bed,so we paid again, after asking if we could sort out in the morning.
It’s not receptions fault this happened, but they cancelled the wrong room (originally we had 3 rooms)
We paid, so we will seek refund.
There are so many rules for a beach hotel…like, they don’t offer beach towels, and leave your key at reception, and don’t use next doors pool, and a whole page full. Ok fair enough, but a beach hotel, should have beach towels at least you’d think.
Fine for us, we are just having 2 one night stays here at the start and end of our trip.
Room is clean, but old and weird. Has a fridge, and weird mini kitchen. 3 chairs and one lounge seat. 2 beds squeezed together. Electricity outlet in weird place.
Wifi works fine.
Very noisy outside, and I’m on level 5 !

We stayed at this hotel and initially had a good experience with the reception. The staff were polite, helpful, and cooperative, and both the reception team and the cleaner treated us well. Unfortunately, the accommodation itself was extremely disappointing and had a significant negative impact on our holiday.
One of the biggest problems was the presence of cockroaches in several areas of the accommodation, including the kitchen and the living room. We reported the issue to the hotel and were told it would be dealt with. The following day, the cleaner came and cleaned the accommodation, but the problem was not resolved. The cockroaches appeared again, and unfortunately we spent a large part of our holiday dealing with this issue. We also noticed small flying insects inside the accommodation.
Another serious problem was the shower drain in the bathroom. The water overflowed badly and spread out of the bathroom, reaching almost halfway into the living room. I had to spend nearly half a day drying the floor with a mop and towels instead of enjoying my holiday.
The Wi-Fi was also extremely poor. It only worked properly in one room, while in the rest of the accommodation we were unable to use it normally. As a result, we had to use our own mobile data and roaming services, which caused significant additional costs for every person in our group.
We also asked for a drying rack because we had to wash some clothes by hand. The drying rack provided to us was covered in rust. The rust transferred onto some of our clothes and damaged them, and we had to throw some of them away.
In addition, there was a constant sewage smell coming from the bathroom throughout our stay, which was extremely unpleasant.
We were patient and tried to deal with the problems calmly, especially because the staff, reception team, and cleaner were polite and helpful. Nevertheless, the number and severity of the problems with the accommodation itself were unacceptable to us.
After experiencing all of these issues, we asked the hotel for a discount because these problems had significantly affected our holiday. Our request was refused, and we were told that they were unable to offer any discount.
Unfortunately, despite the good attitude of the staff, our overall experience with the accommodation was poor, and for

amazing location and great reception staff. Rooms are basic but clean, no option for breakfast but as it’s on the front promade of the beach so many cheap and lovely choices around
Not how it looks in the photos and overpriced
The photos on booking.com do not provide a true representation of the apartments. We were traveling with 2 teenagers and so booked an apartment with 2 rooms. The standard was grubby and old. Arrived at 9pm but decided that we would look for somewhere else. Thankfully we found something around the corner. The explanation given by reception was that you booked sea view apartment and that’s what you have. What’s the problem? We explained that we felt the room (180 euro per night) shown on the website was not a fair representation. I have included pics here for you to decide. The hotel refused the refund 👎
